Additional Information

Description of the project

A large beautiful romantic house, with graceful roof outlines and silhouette creating the image of a sailboat plowing the vastness of the ocean.

The interior space will not disappoint your romantic expectations. Everything here is compact, logically thought out, as for a long journey, at the same time beautiful and spatially free. The first floor is very functionally divided into a garage area for 3 cars, a hall that combines a bedroom with its own bathroom, a dressing room, an office, and a public area - a living room with a fireplace and a kitchen - dining room. The contrast of the functional solution of the entrance area with the hall and the free layout of the living room makes the sense of the spatiality of the latter more visible and tangible.

A small, swift staircase takes you to the 2nd floor into a large spacious multi-purpose hall. Each of the bedrooms located here has its own bathroom with a bath. The guest room, located slightly below the level of the 2nd floor with an entrance from the staircase, ensures the privacy of your life. And the sleeping room of the attic space, which you get into by the stairs from the hall, can be your creative workshop, or the captain's cabin, Treasure Island for your children.

Description and cost

Not every ready-made project can boast as many options as the 70th. Now in our collection there are four of them (70A, 70B, 70H, 70K) and this, apparently, is not the limit. Such a number of options is a consequence of the customers' increased attention to this project and the flexible planning scheme underlying it. The first thing that creates a pleasant exterior for the cottage is graceful arched windows and, of course, a large facade bay window of an intricate shape. The lower, rectangular part of the bay window has a large basement window. The upper, triangular part smoothly passes into the open balcony of the second floor, decorated with columns and metal fences with patterns. The basement, one of the corners of the house, as well as the lower part of the second, side bay window, are finished with artificial stone, which gives the house nobility. French balconies are another element of the indispensable respectability and attractiveness of a home. The foundation is a monolithic reinforced concrete slab. The outer walls can alternatively be made of two materials - bricks and aerated concrete blocks. So, in this respect, the cottage can be included in the group of houses made of brick and aerated concrete. In the proposed version, a garage and a sports hall (billiard room), a spa area and a technical room are located in the basement. The layout of the first floor is the same in all variants: a living room combined with a dining room, an office and a small kitchen. The entrance hall is located on an intermediate level, from which you can either go down to the basement, or go up to the first. The attic floor has three bedrooms and a bathroom. The staircase serves as a small hall, where it is possible to install a wardrobe. A manhole with a retractable ladder leads to the attic; according to the project, it is not used. The use of finishing materials of various colors and textures allows you to create a variety of images of this multifaceted house. The height of the basement floor is -2.6 m, the height of the 1st floor is 3.0 m, of the 2nd floor is 3.0 m. The height of the house is 12.35 m The overall dimensions of the house box are 12800 x 11800 mm (living room width is 4.0 m). at a height of 2.36 m from the floor. Question answer

Find out more from the seller, your question will be the first! ASK A QUESTION

Question on the 70K project Good day, I am interested in the 70K project, but on the site where I plan to build, there are restrictions: 1. The building area is not more than 100 sq. M .; 2. the total area is not more than 200 sq.m. In this regard, please clarify: 1. it is possible to reduce this project a little to fit into the above parameters; 2. If changes are not possible, do you have similar projects according to the specified parameters. Regards, Yuri.

Hello Yuri!

Changing the dimensions of the house will require not just adjustments, but a complete redesign of the project. It will be necessary to make changes to the design of the foundation, floors, rafter structures, to change units, parts, to recalculate the specification, etc. That is, to develop a project from scratch. With a basement, the 103AS project has a minimum building area - it is 105.72 sq. m.

Question about project 70K. Please tell me at what depth the foundation slab is being laid and what material is designed between the foundation slab and the slab of the first floor. FBS 3.4 or some other material. The height of the basement floor, as I understand it, is about 2 meters. Thank you.

Hello, Alexander!

The monolithic foundation slab was laid at a depth of 0.5 from the earth's surface. The base is made of solid brick M50. Basement height 2.600.

is it possible to see a finished house in the suburbs, if any.

Alexander, good afternoon,

The finished project, unfortunately, has such a specificity that after its sale we often lose contact with customers and do not have information about the addresses of the building.

Hello! The project is very good. Interested in the vertical section of the house.

Good afternoon, Gennady,

thanks for the good assessment of our project! He is, indeed, successful, and therefore very popular. Unfortunately, we do not send the project (or parts of it) electronically.

The height of the ceilings in the house is as follows: ground floor - 2.60m, 1st floor - 3.00m, 2nd floor - 3.00m and 3.73m - (the attic bevel starts at 2.36m).

You can also find useful additional information under the heading "Project Discussion" on the page.

We draw your attention to the fact that this project has several options, see: 70A, 70B, 70N, 70A-2.

Hello! I have a question regarding the "Corvette", tell me if it is possible to use the garage as a cold storage room; Does the technical documentation indicate recommendations for heating equipment, the total electrification load and the required amount of Gcal for heating the house in order to calculate which equipment to purchase in the future for operation

Elena, hello.

The project has all the necessary information on heating, electrical equipment, water supply and sewerage.

The engineering sections of the project contain this information.

Main indicators, including the power of the heating boiler and the calculated e-mail. power you can see on the project page in the table of characteristics.

According to the project, the garage is heated, if you refuse to heat this room, replace the garage door with a window, it can be used as a cold storage room, but in this case additional insulation of the floor of the premises of the 1st floor will be required.
